Maintenance Technician - Northeast

The Service Technician reports to the Property Manager under the supervision of the Service Manager and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks. The Service Technician follows a planned preventative maintenance schedule and follows up with residents after repairs are complete. Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and also landscape and renovation projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Receives requests for service maintenance, prioritizes work orders and handles each in the most efficient manner.

2. Examines and diagnoses problems with heating, ventilation and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc.

3. Repairs and replaces furnished kitchen appliances such as refrigerators, stoves, washers and dryers. May contact an outside vendor to make more advanced or severe repairs or replacements.

4. Performs minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets.

5. Performs minor electrical repairs and replacement of light fixtures and related items.

6. Repairs locks and other miscellaneous items.

7. May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and woodwork.

8. May perform “make ready” projects for the preparation of vacant units available for prospective tenants.

9. Cleans carpets as assigned.

10. May perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards.

11. Adheres to MAA safety and hazard communications programs, policies and procedures and maintains a safe work environment.

12. Works irregular hours (evenings, weekends), including on-call and overtime hours, as required by the MAA 24-hour routine maintenance guarantee.

13. Operates a motor vehicle to transport tools and materials between work sites.

14. Attends and participates in technical training programs to maintain and enhance knowledge and skills.

15. Performs other related duties as assigned to meet the needs of the business.

Required Skills

  • Thorough knowledge of heating and air conditioning unit maintenance, trouble shooting, and repair
  • General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing
  • Knowledge of occupational health and safety regulations and precautions
  • Knowledge and skills to operate common and specialized tools for repairs and maintenance

Required Experience

  • High school diploma/GED and one to three years of experience in facility maintenance and/or mechanical repair required
  • HVAC experience required
  • EPA Type II or Universal and/or Pool Certification required at hire or within 90 days of assuming the position. CAMT is required in Florida only. Valid driver’s license from the state of residence required

Preferred Qualifications

  • Associate’s degree in a related technical or mechanical field preferred
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred

SPECIAL REQUIREMENT

  • Required to live within 30 miles of the property.
  • Required to furnish basic work tools.

The Maintenance Supervisor is responsible for maintaining the physical integrity of the property, which includes maintaining a safe and sanitary living environment for residents, guest, visitors, and staff. 

JOB SPECIFICATIONS

  • Minimum of HVAC Certification Level I or Level II required.
  • Must possess the ability to read, comprehend, and follow simple to moderately complicated verbal and/or written instructions to perform tasks assigned and to maintain records. This level of proficiency is generally achieved with approximately two to three years of experience in two or more of the noted areas. May have specialized training and certification in HVAC, plumbing, electrical work, or carpentry.
  • Work requires the ability to maneuver or move up stairs heavy equipment, appliances, supplies and tools which may weigh up to 100 pounds and the ability to inspect and repair roofs or roof-top equipment.
  • Be able to diagnose and repair equipment or appliances, which are not easily seen or reached, i.e., under counters, on ceilings, etc.
  • Must be able to effectively train and guide other service staff through the course of the work day. Be able to fairly evaluate service staff performance, providing constructive advice when needed. Work as a team leader.
  • Effectively assess a situation, which may require assistance or specialized equipment, and respond appropriately in serious or emergency situations.
  • Must have access to reliable transportation. Must have an effective communication system available in order to contact community or staff after hours.

The Temporary Leasing Consultant is an exciting position to hold within MAA. Often the Leasing Consultant is the first contact that a prospective resident will have with one of our 160+ apartment communities.  As the first impression of the community, it is important for the Leasing Consultant to understand the value of strong customer service, sales techniques and how to overcome objections.  This valuable position is primarily a sales position that works under the supervision of the Property Manager and others. The primary duty of a Leasing Consultant is to provide apartment homes to prospective residents by using successful sales and closing techniques. There are however, many other rewarding job duties for the Leasing Consultant to manage. An example of the responsibilities would be assisting with resident move-ins, working with residents to renew their current lease and implementing external marketing for the community.

The Property Manager 280-439 is responsible for the managing operations and maximizing financial value of an assigned medium sized apartment community (generally 280 to 439 units). This position oversees personnel, marketing, leasing, collections, resident relations, resident retention, customer service, community maintenance, contracted services, capital improvements, administration, reporting, community and employee safety, and legal compliance. This includes achieving the financial and operational goals of MAA and of the region. The Property Manager 280-439 leads on-site staff to ensure a sufficient flow of revenue by leasing a high percentage of apartment units at the optimum rates while maintaining each apartment unit and the property grounds at a functional and high aesthetic level and controlling expenses.

Essential Duties and Responsibilities:

Leadership: Supervises all on-site staff, including hiring, training, supervision, and corrective measures. Determines productivity standards of each staff member and communicates these standards with the goal of maximizing property performance and individual success; evaluates performance of these standards for individual staff members and makes resulting compensation decisions. Provides professional and positive leadership to team members. Resolves resident issues or delegates them to staff members to resolve. Performs the tasks of subordinate associates as needed, including leasing units and making units ready for leasing. Meets with RVP’s and Regional Maintenance, Landscape, and Sales and Marketing Directors for advice, assistance, and direction in community improvements. Meets with staff individually and in group meetings to communicate information and company news, to ensure that directives and goals are mutually understood, and to receive feedback and discussion; tracks individual performance by monitoring common standards. Receives training as needed for job-related topics. Assures that associates follow MAA policies and safety rules; complies with MAA policies for reporting incidents. Plans, executes, and attends social and other community events for residents. Supports Open Arms and other initiatives that demonstrate and enhance Mid- America’s corporate culture.

Financial: Establishes and monitors the property budget on a daily basis in accordance with established goals; keeps expenses in line with the budget. Works to achieve maximum performance based upon annual goals to increase revenue and other income. Ensures that all applicable deposits, rents, and other fees and ancillary revenues are collected and deposited. Submits bills to be paid to the Accounts Payable Department. Prepares reports as required. Submits all other accounting activities to the Accounts Payable Department. Purchases necessary equipment and supplies for the community.

Marketing: Determines the optimum rent based on market conditions and the level of rent concessions, if any. Participates, approves, and manages marketing efforts to increase occupancy. Uses a lease expiration board to plan for lease renewal management and to reduce the effects of large seasonal expirations. Review marketing efforts to determine effectiveness.

Maintains Community: Interacts closely with the service team to manage property maintenance programs including promptly and courteously responses to resident requests for maintenance, providing an adequate supply of market ready apartments to meet the leasing efforts, and ensuring property appearance meets or exceeds site standards. Inspects the community regularly to determine the quality of the physical property, and to assess and identify needs. Inspects maintenance repairs and available units for readiness. May inspect recently vacated units to assess needed repairs and replacement. Monitors, inspects, and assesses the community landscape and other physical entities to identify and control or eliminate potential safety hazard and concerns and to ensure quality aesthetics in exterior parts of the community.

  • Evaluate market conditions with each Community Manager to determine unit prices in accordance with the market and budgeted goals. Shop competitors in person every quarter with the Community Manager.
  • Assist each Community Manager in the development of an annual marketing plan and conduct marketing reviews on a periodic basis.
  • Approve all capital projects and major contracts.
  • Conduct property visits weekly to maximize the performance of the asset.
  • Manages the client/owner relationship by meeting with owners, conducting property tours, providing updates and information about the property performance, and responding to owner requests as needed.
  • Communicate with owner/asset manager as required.
  • Assist with due diligence of new assets.
  • Perform additional duties/projects as assigned.

EDUCATION AND EXPERIENCE REQUIRED

  • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
  • BA/BS in Business or related field preferred.
  • At least five years multi-site apartment experience required, with a minimum portfolio of 1,500 units of three or more properties.
  • Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI®.Understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
